Hotel and restaurant Ca Sette

ENG The monumental complex Cà Sette is a historic site in the town of Bassano del Grappa made in early years of XVIII century but already the barchessa and the farmhouse are present in ancient maps before. All the buildings and grounds are subject to monumental restrictions and are also included in the list of regional Venetian Villas. The restoration work has affected the entire site, including the elimination of superfetations present, restoration of building manufacts, recovery of the historic garden in the style appropriate to the villa. In addition to the external superfetations, the buildings had within them a series of subdivisions for technological services that had severely interfered with the precise architectural composition of historic structures. With the intention to recover the initial arrangement of the various floors built it was decided to bring all spaces for new technological systems, various services and garages in the underground with an occupied area of about 1400 meters square. In order to locate the toilets required for the restaurant business, excavations were carried out under the main building, also with the intention to remove any service from the ground floor. Even in the barchessa and the farmhouse restoring solutions have been adopted, retaining the highest perception of the Sansovino ceilings with exposed wooden beams and the frescoed ceilings. The work, in addition to aspects of construction and plant engineering, has also involved the restoration of all interior frescoes with innovative techniques and non-invasive intervention both in the cleansing work and in the punctual consolidation of painting. They were also restored the plaster of the facade with consolidation of the bags with injections of lime micronized colloidal and restored the final layer of original marmorino with the fill of gaps. In the same way it were recovered all the supporting wooden beams with precise placement of steel bars, connectors and resin or epoxy mortar, maintaining the original structure of the wood exposed roofs and floors. It has strictly been used in all the work process the techniques, biological materials and certificates that would allow the coherence of the intervention with the original initial situation. For this reason, where necessary, it has been reassembled parts of the plaster with natural cocciopesto and marmorino, it has been restored the pastellone and the veneziana floors, it has been retained and restored the surfaces in both river stone and old brick with the cuci scuci technique. As part of the maintenance of every aspect of the historic buildings it has already been designed together with the architectural parts also all the furniture and the technological system, to optimize the use of spaces and walls and limiting the interference of these elements in the perception of volume and surfaces. In particular, one must consider that this is a hotel and for its nature, the equipment and the flexibility of the systems are very important and so through underground ducts arranged on the outer perimeters of the structures has been possible to avoid interference with the historical volumes. Along the inside of the buildings and garden outside there is no sign of the complex system of the installations in operation, and in this sense a good help also came from the use of a home automation system management which could control both electrical and hydraulic system. Even the electronic door opening was inserted under the plaster and does not interfere with the doors and even with the walls. The project takes into consideration basically three distinct parts of the building complex both to architectural features and functions assumed by the time. Initially, the only space used was the villa and part of the ground floor of the adjacent farm building that housed the restaurant kitchen, while all the remaining spaces were left for years to gradual degradation. The intervention project provided for the revitalization of the entire complex as a whole, taking into serious consideration the relationship between marketing function and architectural structure. The division of the various spaces is defined in this way: the entire ground floor of the villa Cà Sette is maintained at a restaurant, obtaining some space missing from the elimination of the canopy with the architectural recovery of the room to the north-west where before there was the toilets. The upper floor is used as a master suite for a part including the central hall and two rooms to the west with the bath, which was added in place of the previous toilet, while the other two rooms to the east become rooms with the bathroom and the entrance from the farmhouse adjacent. In this way the architectural structure remains unchanged and the function of the upper part is more in line with previous uses. On the ground floor of the farmhouse remain positioned the restaurant kitchens, on the upper floor and in the attic was recovered the architectural composition of south and north facades partially compromised by interventions over time. The basement of the barchessa, whose ratios size and volumes are important, it is suitable for meetings and conferences, while preserving the unique character of this space with a barrel brick vault. The ground floor and the first floor of the barchessa are made with seven rooms with bathroom and the reception of the hotel.
